Here are some of the most common questions asked by by residents and prospective clients:
Q: How long does it take to get approved once I apply for an apartment?
A: Typically 3 business days, but sometimes that can vary sooner or longer depending on how difficult verifying information on the application may be. Such things as providing pay stubs for employment, accurate contact information for landlords, and rapid response by references will speed things up.
Q: What happens if my application does not meet the criteria?
A: That largely depends on the reasons you don't meet. Credit problems or lack of rental history do not necessarily disqualify you, but you may be offered an increased deposit or co-signer to still get in. More serious problems such as criminal history, evictions, or poor rental history may eliminate those options in which case your reservation deposit would be refunded.
Q: When is rent due?
A: Rent is due on the 1st. That is the actual due date. We require mailing the rent to our P.O. Box, therefore we allow 5 days grace period to account for postal delays. Although you are not penalized if your rent arrives by the 5th, the 1st is when it is expected.
Q: What does a 72-hour notice mean?
A: That means we have not received your rent as of the 8th of the month, and you have 6 days to pay the rent or be ordered to appear in court for eviction. It is 6 days because law requires 3 days for mailing. If you offer to pay before the day of court you may in most cases stay and court is canceled, but management is not required by law to accept rent if court filings have already been submitted. Late fees will always apply to a 72-hour notices as rent is later than the 5th.
Q: What happens when my lease expires?
A: Around 45 days of your lease expiring you will be sent an invitation to renew with price and term options available to select. Once your invitation is returned a new lease will be created and you simply continue on. If you choose to move out at the end of your lease, a 30 day notice is required.
Q: When will I get my deposit back?
A: Once we receive keys and have legal possession, a 30-day clock starts for us to mail your final accounting and any applicable deposits. In cases where a bill is due from you, the same time frame applies and is due 30 days from the date of the final accounting letter. We must have a forwarding address for you, otherwise the refund or bill gets sent to your last known address which would be the apartment you just vacated.
